When PPI Global (Precision Pulley & Idler), an international steel manufacturing company, closed its Langley operation, it needed to leave its former facility in good condition, as if it had never been there. The massive 58,000 sq. ft. warehouse on 192 Street had housed heavy steel production machinery, with equipment foundations extending 4 to 6 feet below the existing concrete floor. Once the machinery was removed, deep pits were left behind throughout the facility.
Moore & Sons was brought in to fill these openings, restore the concrete floor, and prepare the building for its next tenant. The project involved five separate areas, each requiring careful preparation and reconstruction to ensure a durable, structurally sound finish.
The pits were first filled with ¾-inch road base, compacted in 8-inch lifts. A 16-inch by 16-inch rebar grid using 15 mm reinforcing steel was then installed, with dowels epoxy-anchored into the existing concrete using Hilti HIT adhesive. Once the reinforcing steel was in place, our concrete pump was brought inside the warehouse and repositioned five times to reach all the areas requiring concrete placement. Each section was filled with 35 MPa concrete.
The final steps included a smooth concrete finish and saw-cut control joints to help manage shrinkage and cracking.
With the repairs complete, this 58,000 sq. ft. industrial warehouse is ready for its next chapter — and for another manufacturing operation to move in and make it home.
